Astoria used to attract lots of new residents because of its affordable rental prices (especially compared to Manhattan and trendy Brooklyn), but because of its growing popularity over the last few years, that doesn’t quite ring true anymore.

Still, there are some opportunities to find apartments that are more economical, thanks to the NYC Housing Preservation & Development Department which has certain residential buildings set aside as “affordable housing” options (obviously, that’s still somewhat subjective).

A new building that is part of the program is being built right here in Astoria, on 37th St. between 31st Ave and Broadway (right now the land appears to be just a parking lot).

As for the actual pricing? You can see a full chart here, but a studio is $1,900 with a minimum-maximum range of $65,143 – $97,110 for annual household income; a 1-bedroom is $2,050 with a $70,286 – $97,110 annual salary range; and $2400 for a two bedroom with a $82,286 – $111,020 salary range. So, still a lot…but I guess for a brand new luxury building, not terrible.

Amenities include: gym, elevator, dishwashers, stainless steel appliances, card-based laundry room*, rooftop access, digital doorman, storage, bike room, balconies, recreation room (*additional fees apply).

How is this considered ‘affordable housing’ if the minimum income range starts at $65k for a studio? What exactly is the definition of affordable housing in NYC, because every time I see these stories or listings, the numbers are a joke.
