Not much in the way of major construction happens on mellow 23rd Avenue, but the property at 26-18 23rd Ave is going through a major change. The building that was there, a 2-story house that once was home to Philoxenia restaurant (which wasn’t totally legit as far as zoning went, but the food was so delicious you just didn’t care), has been demolished, and a 4 story masonry building will go up in its place.

According to city records, there will be 5 units at a total of 4,960 square feet. 488 square feet will be available for the commercial part. Looks like they will offer 3 parking spaces in the back, with a driveway through the building! Here is a diagram to help visualize that (click to enlarge):

Another interesting tidbit is that an elevator bulkhead is indicated, so perhaps this will be an elevator building, not a walkup. We’re definitely intrigued and will keep an eye on this building.
