Seems that the area around 31st Street and Astoria Blvd is pretty hot right now—first with the Starbucks moving into the old funeral home space, and now papers were filed for another new buildingĀ to be erected just a couple doors down at 25-34 31st Street.

There was a 1,500 square foot house there prior to this, next to the Piros furniture store. Zillow tells us it sold for $1.3 million in May 2013.

The new building plans to have 7 stories with 16 units and 8 parking spaces. There will be a retail element on the first floor comprised of about 1,800 square feet. Residential will take up 10,674 square feet. There’s also a 30 foot rear yard. Christopher V. Papa over on Steinway is the architect. Demolition of the house and its garage was approved in June.

This will surely be a convenient location for the Astoria Blvd N/Q train, but one wonders how to handle living right next to the elevated tracks. Perhaps the MTA will step in and do some quieting measures like they did right by the Vallone school a block or two away.
